Most of the time, once the perfect home has been found if there are trees on the land, the mortgage lender may ask for a tree survey to be carried out in order to find out whether the trees pose a threat to the property. This can include subsidence, expansion damage via direct contact of the tree with the building and physical damage from structural branches coming into contact with the building.

- Current condition of tree including any pests or diseases noted at time of survey
- Distance to buildings
- Water demand of species
- Damage or future issues where applicable
